The owner of a new commercial building at 1009 E. Fourth St. in Lampasas is seeking input from local residents and prospective tenants on the type of businesses they want to occupy two office sites.
“Tell us what you want to see here,” Rob McGraw said. “What does Lampasas need?”
One vacant site is 3,272 square feet; the other, 1,480. A prospective tenant could combine the available commercial space to have just over 4,750 square feet, McGraw noted. The two sites were ready earlier in October for “finish-out.”
Said McGraw: “Bring your vision to life.” He said a referral fee will be paid “if you bring us a tenant who signs a lease.” Possible tenants include a physical therapist, chiropractor, podiatrist, eye doctor, dentist, physician or someone from the trades.
In addition to the referral fee, a tenant improvement allowance is being offered. The allowance applies to such expenses as electrical, heating, ventilation and air-conditioning, plumbing and the completion of walls inside the building, he said.
